Brexx Is Coming: Fractional Real Estate, Rewritten for Indian Investors

Why we are building Brexx, what you can expect at launch in 2026, and how to secure early access through the waitlist.

Today we are putting a flag in the ground. Brexx will open its doors to Indian investors in 2026, with a fractional real-estate platform built around three uncomfortable ideas: ownership over exposure, transparency by default, and long-term over lottery.

What we are building

At launch, Brexx will offer fractional ownership of carefully underwritten Grade-A commercial assets, premium residential projects, and select land parcels — all structured through dedicated SPVs, with quarterly distributions and a secondary market for investors who need an earlier exit.

Why now

India's commercial real-estate market has quietly become institutional. Global Capability Centres are absorbing record volumes of Grade-A office stock. Yet individual Indian investors still have no clean path into this asset class that does not require ₹5 Cr cheques or a full-time operations team. We are going to fix that.

What will be different

  • Every deal will publish a full underwriting memo, not just a marketing tile.
  • All fees will be itemised on your quarterly statement.
  • Performance fees kick in only above a 9% IRR hurdle — if the deal underperforms, we earn nothing on that line.
  • No asterisks on our risk language. Real estate has risk; we will say so plainly.
